Ley de Copropiedad Inmobiliaria
The legal foundation of everything a committee member does. This module covers the structure of Chile's copropiedad law — what it says about committee authority, co-owner rights, the administrator's role, and how decisions must be made and documented. Understanding the law is the prerequisite for everything else.
Gastos Comunes — Calculation & Collection
Common expenses are the financial engine of a building. This module explains how gastos comunes are structured into ordinary and extraordinary categories, how they are calculated based on ownership shares, what the administrator's financial reporting obligations are, and how the committee oversees collection and handles non-payment situations.
Selecting & Overseeing the Administrator
The administrator is the most important external relationship a committee manages. This module covers the selection process — what qualifications to look for, what the contract must contain, how to structure performance evaluation, what the committee's oversight rights are, and the legal process for removing an administrator when necessary.
The Reserve Fund
The fondo de reserva is a mandatory financial instrument that protects the building from major unexpected expenses. This module explains the legal requirements for maintaining it, what it can and cannot be used for, how it should be invested or held, what reporting the committee is entitled to receive, and how to identify mismanagement.
Maintenance Contracts & Tenders
Buildings depend on service providers for everything from elevator maintenance to cleaning. This module covers how to structure a proper tender process, what to look for when evaluating proposals, the key terms that must appear in service contracts, how to monitor contractor performance, and the committee's role in approving and renewing contracts.
Extraordinary Assemblies
Assemblies are where the legal authority of the co-owner community is exercised — and where things can go wrong. This module covers how to call an extraordinary assembly correctly, quorum requirements, how to structure the agenda, how to manage contentious discussions, how to document decisions, and how to handle the scenario where half the owners want to fire the administrator and the other half didn't show up.
